Kemeys Folly: Grand Designs-featured 18th-century sheriff's hunting lodge in south Wales back on the market after failing to sell for seven years

A Grade II-listed sheriff's lodge in Wales, featured on an episode of Channel 4 show Grand Designs, is back on the market — for almost £1 million less than it was valued at in 2011.

Dean Berry and his wife, Sarah swapped their Islington townhouse for Kemeys Folly, an 18th-century former hunting lodge near Newport, in south Wales, which they bought for £830,000 in 2005.

The couple then spent just over £1 million restoring the building and adding a glazed extension to turn it into a luxury home, as documented in a 2009 episode of Grand Designs.

They added a cinema room, swimming pool, open plan kitchen and dining area, five bedrooms, all with en-suite bathrooms and a playroom.

The property is set in 24 acres of land mixing formal lawned gardens with a woodland area, while a roof terrace boasts incredible 360 degree views over the Welsh countryside and nine counties beyond.

The new master bedroom is situated on its own floor, opens out to a terrace with views stretching from the Brecon Beacons behind it towards north Somerset.

"It is a fascinating property with some of the most epic views I've seen. They are really spectacular," said Richard Brooks, the agent of the property.

"The current owners have managed to tie in the historic with contemporary elements. It's such a spectacular proposition for any buyer."

The folly was built in 1712 by George Kemeys and rebuilt in the early 20th century as a home for the High Sheriff of Monmouthshire and still has a historic stable block and clock tower.

In 2011 Dean and Sarah put the updated property on the market for £2.75million but failed to find a buyer and have since reduced the price.

Kemeys Folly is for sale for £1.95 million through Savills.
