Kingston's well-known bypass helps to protect the Thames-side town centre from the traffic jams that afflict some other south-west London suburbs. It's a good location if you want town and country in one place.

Before becoming a London borough in 1964, the area formed part of Surrey, and Surrey county council still has its HQ there, amid the busy retail scene — the UK's seventh biggest shopping hub.

Riverbank amenities are a major asset, as is the quickly accessible open green space. And though Kingston lacks the villagey charm of Richmond nearby, its medieval roots can be seen in the fine old market square and warren of surrounding streets and passages.
