Space-saving studio flats that feature floating beds and retractable breakfast bars will launch at a new co-living site in London later this year.

The 255sq ft “Magical Studios” will be available to rent at the upcoming Wembley location from co-living concept Dandi, which is due to open in September.

The high-tech flats will be equipped with “transformable room components”, including a kitchen area hidden behind doors; a glass vanity tabletop that retracts from a bathroom sink with an adaptable tap, and hydraulic-powered beds that lift to the ceiling when not in use.

Details include VOC-compliant fitting as well as marble countertops in the concealed kitchen, while the underside of the bed is even equipped with a “Dandi Happy Light” – a large light panel designed to combat the symptoms of Seasonal Affective Disorder.

“We’re not hiding the fact that these are compact spaces,” says co-founder Chris Bledsoe, “but what we’re really doing is embracing the fact that small doesn’t have to mean undignified.”

“We’re doing the adulting thing here at Dandi.”

While potential buyers will have to wait to know the exact rental rates for the flats, Dandi says that they will be priced at 15 to 25 per cent below “any prevailing studio rents in the neighbourhood”, and will include all utilities.

“‘Magic’ to us is being able to deliver the unexpected or the seemingly impossible,” says Bledsoe. “We’re a brand that gives luxury to people, but we do it at accessible price points.”

Dandi’s co-living locations are also set to feature numerous on-site amenities, including gyms, bars, restaurants, co-working spaces and cinemas.

Residents at its sites will be able to use a concierge app to book community events, classes and housekeeping appointments.

“We’ve positioned Dandi for the older young professional, for the 27 to 38-year-old consumer that’s pre-marriage but has a little bit more income, wants privacy and really wants an elevated living experience – just not a super-sized house with a lot of space that they don’t need.”
