Tottenham gets trendy: hot on heels of White Hart Lane stadium, £1bn regeneration area bringing more than 1,000 new homes

Tottenham's rough, riot-prone image deters many but regeneration is taking hold.

Hot on the heels of the local football club’s splendid new stadium – accompanied by flats, shops, a technical college and primary school – comes a 1,030-home neighbourhood built by the company that transformed seedy King’s Cross into a fashionable new quarter.

Argent Related, the developer, is a joint venture company between the two companies and Tottenham Hale is their first project. Argent is known for its “place-making” expertise, notably at King’s Cross. Hudson Yards, a once-derelict district in Manhattan, is just one of Related’s high-profile projects.

In central Tottenham Hale, Argent Related is creating three new squares, planting 75 trees and carving walkways and courtyards through seven new apartment blocks, all spread over three-and-a-half acres.

A health centre with 25 GPs, plus shops and office space, are part of the mix.

To meet locals’ preference for warm brick and timeless architecture, Argent appointed RIBA Stirling Prize-winning Alison Brooks Architects to design 1 Ashley Road, the first building, with 183 flats.

This hexagonal orange-brown brick tower has street-level colonnades with shops, a triple-height entrance lobby plus two garden terraces created by Chelsea Flower Show Gold medal winner Andy Sturgeon.

Tottenham seems to be scoring highly with young professionals priced out of central London. For a quick commute, it is one of the best-value Zone 3 addresses.

Prices are up 19 per cent since 2016 yet it is still the least-expensive location along the Victoria line, says Knight Frank.

Tottenham Hale is also a major interchange on the Liverpool Street to Stansted airport route and has train links to Stratford.

More than £1 billion is being pumped into the area by the GLA and developers.
