A lavatory just across the road from the Duke and Duchess of Cambridge’s Kensington home has gone on the market for more than half the average UK house price.

The loo, which is on the doorstep of Hyde Park, will be auctioned by property specialist Allsop today and has a guide price of £150,000.

The same sum would buy a four-bedroom detached family home in the North-East or a two-bedroom holiday house with a pool on the Costa del Sol. According to estate agents, the bathroom, billed as a “store room with WC and wash basin”, is wedged between two floors, off a stairwell, at the rear of a four-storey mid-terrace block.

The leasehold “property” has no bedrooms, no garden and just one window, but its owner would be able to count Kensington Palace Gardens residents — including Roman Abramovich and the Sultan of Brunei — as neighbours.

The average house price across the UK is £242,415.
