Allow for additional sums such as architect's fees, planning application and building regulation charges.

Find a local architect to draw up sketches, plans and deal with planning permission.

Get recommendations for a builder. Obtain three written quotations, each to the same brief, once planning permission is well under way.

Choose a builder based on price, recommendation, instinct and timing.
